Self Storage Advertising, Self Storage Ads, Google Ads for Self Storage and a Self Storage Ad Maker

A storage facility does not have one vacancy problem. It has a full row of 5x5s, a half empty building of climate controlled 10x10s and forty RV spaces nobody has asked about since spring. Each of those units is rented by a different person for a different reason. AdsCreator writes self storage ad copy per unit type and builds the matching creative in every Google, Facebook and Instagram size, so your ad spend goes where your vacancy is.

Direct answer

Self storage advertising works best when each ad sells one unit type to one kind of renter, because vacancy, price and the renter's reason all differ by unit. Google search ads catch people who need a unit this week, a complete Google Business Profile wins the map results, and Facebook and display ads reach people who are moving, remodeling or storing a vehicle. Storage is also a Google Local Services Ads category in the United States. AdsCreator is a self storage ad maker. Paste a unit or facility page URL, or describe the offer, and it writes headlines with the unit size, the move-in special and the features renters check, builds images from your brand kit and renders every size, so a climate controlled ad, an RV storage ad and a 10x10 moving ad each run on their own.

The problem

Storage is a local, price sensitive search where every competitor looks the same in an ad. Three facilities within four miles all say clean, secure, affordable units, first month special. The renter cannot tell them apart, so they pick on price or on whoever shows the exact unit they need. At the same time the word storage pulls in searches you do not want to pay for: people looking for storage manager jobs, people asking how to start or buy a self storage business, people comparing cloud storage plans, people looking for a storage shed for sale. And the operator is squeezed from both sides. StoragePug reports that rental rates fell about 24 percent over five years while Google Ads click prices went up. An ad that does not name the unit, the offer and the feature the renter cares about wastes the one thing that is getting more expensive.

How AdsCreator handles it

AdsCreator turns one unit type or offer into a complete ad set. Paste the URL of your 10x10, climate controlled or vehicle storage page, or type the offer in a sentence, and it writes up to 15 headlines and 4 descriptions for a responsive search ad, the primary text and headline for Facebook and Instagram, and images from your brand kit in square, vertical, landscape and display sizes. Tell it what to lead with: the unit size, the move-in special, drive up access, gate hours, climate control, online rental, the distance from the neighborhood you target. Build one set per unit type, generate variations of the headline and image, and keep the one that fills units.

Self storage ads by unit type, who is renting and what the ad should answer.

The unit a renter searches for tells you why they need storage, and the reason tells you what the ad has to say. The search volumes in the vehicle rows come from StoragePug, citing Ahrefs data from March 2, 2026. The renter profiles and every example headline are ours, written to the 30 character limit of a responsive search ad headline. Only advertise an offer you actually run.

Storage is a Local Services Ads category, and that changes the top of the page

Google's United States screening page for Local Services Ads lists Storage as a category and describes it as businesses that provide self storage, document storage, and moving and storage, among other services. The requirements are lighter than for most home service trades. Business and owner background checks apply to select users only, and Google asks for general liability and professional liability insurance plus a state business license and owner license where local law requires them. So a storage facility can buy the pay per lead box at the top of the results, which shows your name, rating and badge. It does not show your unit sizes, your special or your photos. Those still come from search ads, display, Facebook and your Business Profile, which is where the creative has to do the selling. Google is also moving Local Services Ads into Performance Max. Storage was not named in the first United States wave, but Google's list says including, so it is not a complete list, and Performance Max leans on the images and text assets you upload.

One campaign per unit type, because vacancy is per unit type

StorIQ, a marketing software vendor that works only with storage operators, recommends separate campaigns by unit type so bids can follow vacancy and revenue management, and gives the example of a facility whose 10x10s are 60 percent occupied while its 5x5s are full. In that situation, one facility wide ad keeps paying for renters you have no room for. The creative has to split the same way the budget does. A 5x5 ad talks about month to month terms and a low monthly price. A 10x10 ad talks about moving day, truck access and renting online tonight. A climate controlled ad talks about the sofa, the paperwork and the guitar. When a unit type fills, you pause its set; when a new building opens, you switch on a set written for it.

Budget follows occupancy, so plan creative for each stage

StorIQ publishes rough monthly Google Ads spend anchors by occupancy: $2,000 to $5,000 per facility during lease up below 60 percent, $800 to $2,500 while ramping from 60 to 85 percent, $400 to $1,200 once stabilized at 85 to 92 percent, and $0 to $400 above 95 percent. It frames them as what it sees working, not as a survey. The stages call for different ads. Lease up needs volume, so it needs the broadest set: every unit size, the grand opening special and brand awareness images for Facebook and display. A stabilized facility needs precision: only the unit types with vacancy, only the neighborhoods that rent, with the price and feature that win against the facility down the road.

What a click and a move-in cost, and why the published numbers disagree

Adverank, a Google Ads vendor for storage, says high intent clicks cost $6 to $11 on average, that a 3 percent click to move-in rate is a strong benchmark, and that cost per move-in runs $200 to $333. A digital marketing specialist at West Coast Self-Storage wrote in Inside Self Storage that his company has seen $10 to $40 per click. Storable, citing Inside Self Storage, gives 50 cents to $8. StoragePug says operators pay $200 to $300 to fill a single unit, or two to three times the unit's value. The spread comes from the keyword and the market: a branded or long tail search in a small town is cheap, storage units near me in a dense metro is not. Judge your ads on cost per move-in against what a tenant is worth, and use the creative to raise the click to move-in rate, since that is the lever you control.

Your own ads versus SpareFoot and other aggregators

SpareFoot describes itself as pay for performance: it costs nothing until a customer it sends actually moves in, and one listing is promoted across more than 60 partner sites. It does not publish a rate card on its marketing site. StoragePug, which sells marketing software to operators, puts the aggregator cost at two to four times a unit's monthly rent per rental. Aggregators are useful for lease up and for units that sit empty. The catch is that the renter meets you on someone else's page, next to your competitors. Your own search and social ads send the renter to your site, under your name, with your photos and your special. The more distinctive your ads, the less you depend on paying a marketplace for each move-in.

Radius, calls and the details renters check before they rent

StoragePug reports that most tenants come from within 3 to 5 miles of a facility, and up to about 7 miles in rural areas with little competition. StorIQ says roughly 60 percent of storage prospects call before they rent. Both facts shape the ad. Keep the location targeting tight and name the neighborhood or the cross street in the copy, because proximity is the first filter. Put the phone number and the office hours in call assets and on the images, and say rent online if you offer it, for the renter who decides at 10 p.m. Show the gate, the lighting and the drive up aisles in the photos, since security and access are what a renter checks next. An ad that answers those questions before the call shortens the call.

questions

Self storage ad maker questions people ask.

How do I advertise my self storage business?

Advertise a self storage business with Google search ads split by unit type, a complete Google Business Profile with photos and reviews, and Facebook and display ads for people who are moving or storing a vehicle. Keep the radius to about 3 to 5 miles, put the unit size and your move-in special in the ad, and add negative keywords for jobs and business for sale searches.

Do Google Ads work for self storage?

Google Ads work for self storage because most renters search when they need a unit within days, and they rent close to home. They work best with separate campaigns per unit type, a tight radius, calls answered quickly and conversion tracking on move-ins, not only on reservations. Judge them on cost per move-in against tenant lifetime value, not on cost per click.

Can self storage facilities use Google Local Services Ads?

Yes. Storage is a Local Services Ads category in the United States, covering self storage, document storage and moving and storage. Background checks apply to select users only, and Google asks for general and professional liability insurance plus state business and owner licenses where local law requires them. Search, display and social ads still carry your unit sizes, offers and photos.

What is a good cost per move-in for self storage?

A published benchmark from Adverank, a storage Google Ads vendor, is $200 to $333 per move-in, at a 2 to 3 percent click to move-in rate. Whether that is good depends on tenant value: at $90 to $125 a month and a 14 month average stay, a tenant is worth about $1,260 to $1,750 in rent, so a $300 move-in can pay back several times.

What are the best self storage advertising ideas?

The self storage advertising ideas that pay off most are the ones tied to a unit type and a moment: climate controlled ads for people moving furniture, RV and boat ads before and after the season, student storage ads at the end of term, and business storage ads for contractors and online sellers. Each needs its own copy, images and landing page.

How much does self storage ad software cost?

AdsCreator pricing starts at $49 per month on Starter, or $24 per month billed yearly. There is no free plan and no credits to ration, so building separate ad sets for every unit type, vehicle storage and seasonal offers costs the same as building one. Every plan exports all Facebook, Instagram and Google sizes, and your media budget is billed by Google and Meta separately.
