Google Ads for commercial cleaning cost about $24 per click and $197 to $230 per lead in 2026, and a typical commercial cleaning company pays around $210 per lead. Those figures come from 99 Calls, which published Google Ads data from commercial cleaning campaigns it managed during the first seven months of 2026, split by service and by advertiser percentile. Post-construction cleanup is the cheapest lead at $80 and a generic "commercial cleaning" search the most expensive at $237. Local Services Ads, the pay per lead units above the search results, ran $47.63 per charged lead on average and $40.32 at the median when we checked on September 16, 2026, about a fifth of a search lead.

Below is every figure worth budgeting with and the sample behind each, how lead costs moved month by month in 2026, why the click price in this trade has risen faster than in any other home service, why Local Services Ads look so much cheaper and what the catch is, and how to turn all of it into a monthly budget.

How much do Google Ads cost for commercial cleaning?

This is the service breakdown from the 99 Calls commercial cleaning report, published August 11, 2026 and updated September 15, 2026. Every row is a Google Ads search campaign, not Local Services Ads, and a lead is a phone call, contact form, quote request or estimate appointment, not a click. The report does not publish how many campaigns or leads sit behind each row.

ServiceAvg. cost per clickClick to lead rateCost per lead
Post-construction cleanup$14.5018%$80
Carpet and upholstery cleaning for businesses$14.2216%$91
Floor stripping and waxing$17.9516%$111
Restaurant cleaning$34.7822%$161
Industrial and warehouse cleaning$30.6716%$191
Office cleaning$37.3717%$221
Janitorial services$25.9611%$235
Generic "commercial cleaning"$34.9315%$237

Two things stand out. First, the cheapest click does not buy the cheapest lead. Janitorial services clicks cost $25.96, well under office cleaning at $37.37, but only 11 percent of them became a lead, so the janitorial lead ended up costing more. Restaurant cleaning had one of the most expensive clicks on the list and still produced a $161 lead, because 22 percent of clicks converted. Second, the generic search is the worst buy in the trade. "Commercial cleaning company" and "commercial cleaning near me" produced the highest cost per lead at $237, and they are the terms most companies put their entire budget behind. The same pattern shows up in what Google Ads cost carpet cleaning companies, where service specific searches also beat the generic term.

Commercial cleaning lead costs by month in 2026

The same report publishes monthly percentiles for January through July 2026. The 10th percentile is what the best performing tenth of advertisers paid, the 50th is the median, and the 90th is what the most expensive tenth paid.

Month, 2026Top 10% of advertisersMedianHighest cost 10%
January$139$222$460
February$126$215$508
March$91$198$502
April$102$197$515
May$110$230$367
June$111$230$582
July$100$208$400

The median barely moved: $197 to $230 across seven months, which is far steadier than seasonal trades like roofing or HVAC, because a building needs cleaning in every month of the year. The gap between the top and bottom tenth is the number to plan around. In June the best advertisers paid $111 and the worst paid $582 for the same kind of lead in the same month, a spread of more than five times. Market conditions do not explain a spread that size. Campaign structure, landing pages and creative do.

Commercial cleaning Google Ads costs: 2024 vs 2025 vs 2026

99 Calls has tracked this trade since 2024. Its average cost per lead was $185 in 2024, $189 in 2025 and $214 through July 2026, so lead prices have risen modestly. Click prices are another story. In the firm's separate cost per click report, updated September 15, 2026, commercial cleaning averaged $23.59 per click on 7,742 clicks, with campaign averages running from $9.43 to $44.34. Its year by year table shows the industry climbing from $8.94 per click in 2020 to $19.39 in 2023 and $23.72 in 2026, a rise of 165 percent, the largest of the 13 industries in that table, ahead of HVAC at 155 percent and pressure washing at 136 percent. House cleaners, by comparison, paid $11.69 per click in 2026, less than half the commercial rate.

The report attributes the rise mainly to competitor bidding, which a single company cannot change. What kept lead costs from rising as fast as click costs is conversion: the companies in the data turned a larger share of clicks into quote requests than they did in earlier years. That is the lever left to a business owner, and it is worth more here than in most trades.

How much do Local Services Ads cost for commercial cleaning?

Local Services Ads charge per lead rather than per click, and the price is set by Google per category and market. 99 Calls runs an estimator that reports what its clients actually paid, pulled through the Google Ads API. On September 16, 2026 the commercial cleaning contractor page showed an average of $47.63 per charged lead, a median of $40.32, and a 10th to 90th percentile range of $37.06 to $62.22, based on five client campaigns over the last three months. Here is how that compares with the nearby cleaning trades on the same estimator, read the same day.

TradeAverage cost per charged leadMedian10th to 90th percentileCampaigns
House cleaner$40.54$30.92$27.87 to $74.353
Carpet cleaner$41.41$34.22$32.10 to $62.385
Commercial cleaning contractor$47.63$40.32$37.06 to $62.225
Junk removal contractor$48.34$69.85$43.67 to $84.734
Pressure washing contractor$39.34$47.61$24.88 to $64.574

A $40 charged lead against a $210 search lead is a gap of roughly five times, and it is much wider than the gap in residential trades, where the two channels usually land within a few dollars of each other. There are two reasons, and both matter before you move budget. First, Google's United States screening page has no commercial cleaning or janitorial category at all. The nearest category is house cleaning, which Google defines as professionals who "perform standard or deep cleans on offices or homes," so a commercial cleaner advertises inside a category built around residential work, and a good share of the charged leads will be a one-time office clean or a home, not a janitorial contract. Second, Local Services Ads cannot be pointed at post-construction cleanup, restaurant cleaning or floor care the way a search campaign can, and a charged lead is billed when someone contacts you through the unit, not when a contract is signed. Five campaigns is also a thin base for the figure. Run both channels, but judge them on cost per signed account in your own books rather than on the lead price.

House cleaning is in the first wave of the Local Services Ads move into Performance Max

Google is moving Local Services Ads out of their own dashboard and into Google Ads as Performance Max campaigns with pay per lead goals. Its documentation dates the first US phase to August 2026 and names plumbing, HVAC, electrical, appliance repair, house cleaning, lawn care, roofing, pest control and moving. Because a commercial cleaner is screened under the house cleaning category, this is the group you are most likely in, though the list is introduced with the word "including," so treat it as examples rather than a complete roster. The reliable signal is the notification email Google sends the account administrator 14 days before the migration, with a reminder seven days later. Late 2026 expands the move to broader groups, including service area businesses without a physical storefront, which describes most cleaning companies, and 2027 covers everything remaining.

When the account moves, manual bidding and vertical level target cost per action are phased out, weekly budgets become daily averages, and the old Local Services Ads performance reports are no longer accessible, so export them before the email arrives. Better Business Bureau callouts stop being supported and need to be replaced with at least six other structured callouts, such as hours, specialties or payment methods. Pay per lead pricing, the Search and Maps placements and keywordless targeting all stay. Verified status and the Google Verified badge carry over, and Google says insurance and license reverification is no longer required after the move. Allow up to two weeks for the campaign to ramp back to stable lead volume.

What it takes to get screened for Local Services Ads as a cleaning company

Google's screening page for the United States lists the house cleaning requirements as a business background check and owner background check for select users, a business registration check and a business representative check for select users, general liability insurance and professional liability insurance, and a business license and owner license at the state level where local law requires them. You also need a public, verified Google Business Profile. Google says the process takes three to four weeks on average after the documents are submitted, so a company hoping to run Local Services Ads for the January vendor budget cycle needs to start screening in November. The carpet cleaning ad maker page covers the separate carpet and upholstery category for companies that also run a carpet division.

How much should a commercial cleaning company spend on Google Ads?

Start from the number of quote requests you want per month and the cost per lead you expect, then add a click budget for the first weeks before conversion data settles. At the 2026 median of about $210 a lead, and at the top 10 percent figure of about $115, the monthly budget for a given number of leads looks like this.

Leads per monthAt the 2026 median (~$210)At the top 10% rate (~$115)At the 90th percentile (~$480)
5$1,050$575$2,400
10$2,100$1,150$4,800
20$4,200$2,300$9,600
40$8,400$4,600$19,200

At $24 a click and a 15 percent click to lead rate, 10 leads takes about 67 clicks and $1,600 in media, which lines up with the $2,100 median once wasted clicks are counted. Split the budget by service from the first day. A post-construction campaign at $80 a lead and a restaurant campaign at $161 will fill the pipeline while the office and janitorial campaigns, at $221 and $235, work on the contracts that recur for years. Put negative keywords in on day one: "jobs," "salary," "supplies," "franchise" and "near me" plus a residential term will otherwise eat a fifth of the clicks.

What is a good cost per lead for commercial cleaning?

Under $140 a lead puts you in the top tenth of advertisers for 2026, $197 to $230 is typical, and anything above $370 means the campaign is in the most expensive tenth and needs a structural fix rather than a bigger budget. The better test is cost per signed account. Using the 99 Calls example of a $210 lead, a 30 percent close rate on estimates and a $2,000 per month contract, ten leads cost $2,100 and produce three accounts worth $6,000 in monthly recurring billing, so each account costs $700 to win, about a third of its first month. A contract that renews for three years pays that back many times over, which is why commercial cleaners can carry a lead price that would sink a one-off residential trade.

Are Google Ads worth it for commercial cleaning?

Yes, if you split campaigns by service, answer every quote request the same day and can staff the accounts you win. The lead price is high but stable, the median has stayed inside a $33 band all year, and a single janitorial contract can be worth more than a year of ad spend. The operational risk is on the other side of the sale: three new office accounts in one month means hiring and background-checking a night crew before the first service date, and an AI recruiter that sources and screens candidates shortens that gap when a signed contract is waiting on a start date. Judge the channel on cost per signed account and on how many of those accounts are still billing a year later, not on cost per lead alone.

Why creative is the part of the budget commercial cleaners get wrong

The auction sets the click price, and the report shows it has risen 165 percent since 2020. You set the creative, and the same data shows conversion swinging from 11 percent on janitorial searches to 22 percent on restaurant cleaning. Doubling that rate halves the lead price without touching a bid. A company running one "commercial cleaning services, free quote" ad across every placement pays the same $24 click as a competitor running separate office, restaurant, post-construction and floor care ads that show the buyer's own building type and the proof a facilities manager checks, and it converts fewer of those clicks. Eight services in four or five placement sizes each, refreshed when the budget cycle turns, is roughly 60 to 80 files a year. That is either an agency invoice that grows with every offer or an owner building ads at night after the last route.

That gap is what the commercial cleaning ad maker is built for. Paste a service page URL or type the offer, and it writes the ad copy, generates on-brand images from your company colors, logo and fonts, and renders every Facebook, Instagram, LinkedIn and Google display size in one pass, with variants to test. For search, Google Ads for contractors covers the responsive search and display asset requirements, lead generation ads covers instant form creative that collects a facility type and a square footage without a landing page, and what Google Ads cost contractors gives the wider home services benchmark to compare your numbers against.
